Citizens of Ukraine became the leaders in real estate purchases in Poland in 2022. Ukrainians account for more than 40% of purchases among foreigners.
Over the past year, Ukrainian citizens purchased 4275 apartments in Poland. At the same time. The approximate number of apartments purchased by foreign nationals in Poland is about 10 thousand. Among the most active buyers of residential real estate in the country are Germans and Belarusians, who took the second and third places respectively, with the number of purchased apartments amounting to 1118 and 889.
According to analysts, some Ukrainians, when buying apartments in this country, did not count on the hospitality of Polish families or government programs to support refugees, but simply considered it an opportunity to invest their money in a safe market.
At the same time, it is noted that the activity of foreign citizens in the residential real estate market has led to a shortage of housing in Poland, as new buildings are sold out almost immediately after entering the market.
How much does real estate in Poland cost?
As of January 2023, it takes about 7 years for a resident with an average salary to buy a 50-square-meter apartment in Poland. This is an advantage of the Polish market, as prices are relatively low compared to other European countries.
It is worth noting that in most Polish cities, housing prices have risen in the primary and secondary markets.
The most expensive residential real estate last year was in the following cities:
• Warsaw - an average of 12.7 thousand zlotys;
• Gdynia - 11.9 thousand zlotys;
• Krakow - 11.7 thousand zlotys;
• Gdansk - 11.6 thousand zlotys;
• Szczecin - 10.9 thousand zlotys;
• Wroclaw - 10.5 thousand zlotys;
• Poznan - 9.8 thousand zlotys;
• Katowice - 9.2 thousand zlotys;
• Lublin - 8.8 thousand zlotys;
• Lodz - 8.4 thousand zlotys.
