Last year, a significant number of Ukrainians living in Poland decided to invest in real estate. Ukrainian citizens took advantage of the state program to purchase a home. Find out more about how many Ukrainians took out housing loans in Poland
Last year, Ukrainian migrants in Poland were actively investing in residential real estate, using a government program to buy their first property. However, according to yavp.pl, banks stopped accepting applications for mortgage loans with an interest rate of only 2% per annum.
How many Ukrainians have taken out home loans in Poland?
According to estimates, in 2023, more than 3,000 foreigners purchased their first home in Poland under the 2% Safe Loan program, of whom 2,215 were Ukrainians. Belarusians were granted 492 loans under this program, and Indian citizens - 46.
The amount of loans at 2% per annum granted to foreigners and families with foreign borrowers reached almost PLN 1.3 billion (about EUR 300 million). In January, the Bank of National Economy (Bank Gospodarstwa Krajowego) announced that the 2% Safe Loan program had been suspended due to the exhaustion of funds.

In the first half of 2024, the Polish government plans to develop a new program to provide soft loans.
According to the Credit Information Bureau, from January to October 2023, Ukrainians were granted loans worth PLN 2.621 billion, which is higher than in 2022 (PLN 2.429 billion). The total debt of Ukrainians by the end of October 2023 amounted to PLN 7.942 billion (about EUR 1.828 billion), mainly on mortgage loans.
